The sale of new-construction condo projects can suddenly and significantly alter median prices in neighborhoods like South Beach, SoMa, Potrero Hill, Hayes Valley & the Mission.Median price is that price at which half the sales occurred for more and half for less. It can be affected by other factors besides changes in fair market value. Some neighborhoods had relatively few sales during the period, which may produce anomalous results. Below-market-rate condo sales were excluded. This analysis was done in good faith, but may contain errors.
